Hiring A Home Inspector? Read This First

If you go through the home inspection report of an inspector who has been assigned the job of checking out a home, you will find that it is based on a detailed checklist. This has been prepared based on the mandatory requirements that any homeowner has to have in place while building a home. It is important to understand that a home inspector should not be confused with an appraiser. These are professionals with two distinctly different job descriptions. Generally, an inspector is called in to check on how sound the building is and whether it is really worth the amount that the seller is quoting. He could be hired by either the seller or the buyer and has to do his job with integrity and dedication.

The Air Vents

Take for instance the air vents in a home that an inspector is looking at; if these vents have not been installed properly, there is every chance that there could be severe damages in the event of a fire. This will figure clearly on the checklist when the inspector is going through the home. He would also have to identify if there are breakages and cracks in the air vent that have not been attended to. This could also be the cause for things going out of control in the event of a fire. Air vents are just one of the things that the inspector will have to pay attention to.

Pipes

The water supply in a house is usually channelized through a well connected and planned set of pipes, valves, and other equipment. It is the duty of an inspector to check this thoroughly during a home inspection. He not only checks whether the piping has been done properly; he also needs to check on the quality of the pipes that have been used. For instance, if the pipe is connected to a heater, it has to be of a material that can withstand the heat of the water that flows through it. Similarly, if the house is located in a place where there could be extremely low temperatures, the water could freeze, causing the pipes to burst. This is when the inspector checks the quality of the pipes as well.
